When do I need a certifier?

Basically, if at any point in the course of your development you need a certificate, like a construction certificate or a complying development certificate, you need a certifier. Though there are additional circumstances in which a certifier is required.

A Principal Certifying Authority (PCA) for a development can be appointed privately (i.e. a private certifier) or you can appoint your local council. Council certifiers and private certifiers are both regulated by the Building Professionals Board NSW. The difference being that council must accept any and all appointments as a certifier.

Certifiers are critical in ensuring that works are carried out in a manner consistent with recognised standards, specifically the National Construction Code (formerly the Building Code of Australia).
